Site Property Manager Position:
40 hours per week and will be working in the Rochester area sites.
Summary:
Maintain the day-to-day operations and assume responsibility for maintaining the physical asset of the property under the direction of the Property Manager.
This position is responsible for overseeing all phases of building maintenance, including but not limited to the following:
Requirements You are expected to be knowledgeable about plumbing, carpentry, heating, minor electrical, etc.
Maintain an inventory of all equipment and supplies and be responsible for them Responsible for the completion of all maintenance service requests (MSRs can include; HVAC, Electrical, Plumbing, Construction, Painting, etc) as assigned.
Complete make-ready process of vacant units as needed.
Coordinate special projects, working with the site Property Manager.
Assist in monitoring all work being performed by outside contractors.
Carry company cell phone as required for on-call maintenance.
Complete grounds work as needed Responsible for alerting the Manager of any unusual occurrence and/or damage that has taken place or that may have occurred.
Assure safety standards are used which comply with all company, local, City, State, and Federal guidelines.
Ensure compliance of all work related activities in a fair, ethical, and consistent manner.
Additional Requirements:
While performing the duties of this job, the employee is regularly required to; walk, use hands/fingers to handle or feel, reach with hands and/or arms, stoop, kneel, bend, crouch, crawl, talk, listen, and smell.
The employee is regularly required to stand, climb, or balance.
The employee can expect to regularly communicate with co-workers, supervisors, and customers through many forms of communications.
Communication tools used is face to face conversation, telephone conversation, texting, or email.
While performing the essential duties of this job, the employee is often exposed to dust, chemicals, occasional lifting of 25 - 50 lbs.
